About Us

Westbourne Projects Limited provides development consulting and project management for primarily large capital projects and others that we deem to be able to provide valued insight . Services offered cover the full spectrum of the development cycle from preliminary project feasibility to final deficiency clearance and tenant/user move in. We specialize in working with clients who are developing projects composed of complex systems or who have diverse user groups.

Nick Maile

Nick founded Westbourne Projects Limited in 2012 and has over 25 years of experience in the local development and construction industry.  He obtained a Bachelor of Applied Science from UBC and a Master of Science in Structural Engineering from Imperial College in London, England. 

Earlier in his career, Nick spent a number of years working as a structural engineer on a wide range of project types at Glotman Simpson.  Project management beckoned so he switched paths to work as a project manager with a local residential developer.  Prior to founding Westbourne Projects Ltd., he spent seven years working with UBC Properties Trust as a development manager.  During his career, Nick has managed an array of complex projects, working with multi stakeholder user groups, and varying in value from a few million dollars to a few hundred million dollars.

Nick’s key strengths are fostering a strong team environment where each individuals’ abilities are recognized and utilized, effectively communicating with all project stakeholders to ensure that their needs are addressed at every step of the development process and utilizing his technical and industry knowledge to foresee project risks.  His detailed hands on approach ensures that each stage of the project is executed in a timely and efficient manner that aligns with stakeholder expectations and the overall project goals.

In his free time, Nick enjoys spending time with his family as well as mountain biking, skiing and kite boarding.

Sr. Project Manager

Crystal Roche

Crystal is passionate about creating positive changes in her projects at work and at home. She brings a unique ability to integrate creativity with process and results, and enjoys using her left brain and right brain skills in harmony, moving rapidly from spreadsheets to creative concepts.

With 11 years of experience as a Development Manager for UBC Properties Trust, and over 5 years as principal of her own consulting company, she has managed and successfully delivered a variety of high-level project management functions.  Crystal attended the University of British Columbia, studying Urban Land Economics.

Her experience ranges from institutional and residential project management, to marketing and web design, furniture procurement, and lease negotiation and tenant fit out. She has a breadth of skills that enable her to tackle any project that might come her way. She is excited about branding and graphic design and she has an amazing eye for pulling things together.

She can effortlessly juggle three children, leap tall buildings in high heels (or steel toed boots), and makes time for her family, community, colleagues and wide range of animals!

Sr. Project Manager

Michael Beza

Michael is a results oriented professional with 30 years of experience in development, construction and facility management in the local Vancouver and BC market. Originally from Europe, he brings common sense based direct approach to problem solving.

Prior to joining Westbourne, Michael spent 10 years at UBC Properties Trust as a Development Manager and a Construction Manager. His roles spanned across the UBC Point Grey Campus and the UBCO Campus in Kelowna where he guided a number of projects from conceptual stage to realization and was integral to completion and handover of an excess of $1 billion in infrastructure to numerous UBC stakeholders.

Previously to that, Michael worked as a Project Manager for a number of general and mechanical/electrical/industrial contractors and has considerable experience in the institutional, industrial and healthcare sectors. His focus has always been and continues to be on accountability, fairness, positive project team relationships and fiscal responsibility.

Project Manager

Giulietta Roz

Giulietta brings to the company her extensive knowledge in designing and constructing new and retrofit buildings, responding to the principles of sustainable, self-efficient and Passive House architecture. She is an advocate of the importance of responsible design and construction, which respects the land borrowed from our future generations.

Born and raised in Italy, Giulietta has had a long relationship with Vancouver.  In 1994, she came to UBC to prepare her thesis in Architecture regarding the use of massive timber of not combustible buildings.

After successfully running her architectural company in Europe for almost 20 years, she returned to Vancouver in 2017.  She was sponsored under the Skills Immigration BC PNP to lead the construction of a new Ski Resort in Valemount (BC).

Juggling two young children (now grown), a career and her European architectural team, has honed her skills in leading and organizing time and people – with a smile and an Italian touch!

Often defined as an explorer by her friends, today Giulietta calls Canada her second home; here she enjoys studying the history of First Nations, skiing in the mountains, swimming in the ocean (even during winter), without ever forgetting to enjoy wine and food which are part of her Dolce Vita background!

Today she is a proud part of Westbourne Projects Ltd, where she sees the opportunity to grow and learn while expressing her passion in the management of all aspects of construction.  She enjoys the challenge of making the impossible, possible.

Project Accountant

Hallein Darby

Hallein is a CPA, CA with over twenty years of experience in the mining industry. Originally from Johannesburg, South Africa, having grown up on the gold belt, home to extensive mining. She was the CFO and/or VP Finance of several mineral exploration companies as well as of companies with producing mines. These companies had projects in Mexico, Chile, Peru, and Dominican Republic, and had silver, gold and copper projects.

A significant part of Hallein’s career has been spent working with these public companies, assisting with their successful initial public offerings and thereafter ensuring that they consistently and constantly met their public company reporting obligations.

Prior to that, Hallein spent 10 years in the regulatory sector at the BC Securities Commission as a Senior Securities Analyst. Here she honed her non-lawyer legalese skills and studied the BC Securities Act and the multitude of security regulations that accompany it.

Hallein is enjoying her recent transition into project management here at Westbourne. Her experience bodes well as a valued and essential team member and she is putting all her skills and knowledge to full use as she enjoys working with multiple stakeholders and spreadsheets, and producing crucial and efficient reports.

Project Coordinator

Ben Hsieh

Ben joined Westbourne Projects in 2023 with experience as an Owner’s Rep from both a development and construction perspective. Hailing from the restless city of New York, he came to Vancouver at the age of seven and obtained a Bachelor of Applied Science from UBC. After reading a great deal about investing and personal finance over one summer, he began to develop a fondness in real estate. It eventually came as no surprise when Ben ventured outside his potential career as an engineer in pursuit of a profession that aligned more with his passions.

Ben takes a keen interest in the conceptualization of sustainable living and working spaces that are equipped to serve a population whose needs are constantly evolving. From cozy townhomes in secluded residential streets to hulking skyscrapers in the heart of Downtown, Ben has contributed to a multitude of projects that will define the Metro Vancouver skyline for years to come. Always mindful of delivering projects “on time and within budget”, he is a client-focused and hands-on individual that strives to balance value for the Owner and function for the end-user.

Outside of work you can find Ben working out, practicing dance routines, and inhaling delicious food (in enormous quantities) with his friends and family.

Jennifer Davis

After 3.5 years at Westbourne, Jen has now retired to enjoy life outside of a career. Her years of experience coupled with her sense of humour and contributions to WPL will be missed and we collectively wish her ‘happy retirement’.

Michaela has joined the team after working closely with WPL on Bob & Michael’s Place as Project Coordinator for the Vancouver Chinatown Foundation. She is anxious to increase her learning curve and work on a myriad of different types of projects like those that WPL are currently retained to manage. Michaela brings strong organizational skills with a talent for multi-tasking, both attributes being valued at Westbourne. We are confident that she will be a huge asset.
