Development Feasibility
Westbourne Projects works with the client to provide a clear picture of the over-all development prior to project inception. This typically includes preliminary budgeting, programming, site analysis and preliminary risk assessment.
Risk Analysis and Mitigation
There are various forms of risk associated with each step of the development cycle. We work with the client and the development team to highlight the risks and suggest methods to address and mitigate them in a manner that best meet the client’s needs.
Project Inception
Once a project is deemed feasible and the client is ready to proceed we work with them to create a design team that meets the needs of the client and the project. This includes preparing and issuing requests for proposals as well as negotiating and finalizing contracts. We also work with the architects to ensure that any municipal requirements are negotiated and addressed.
Project Design
Westbourne Projects manages the design teams to ensure that the project evolves in a manner that meets the client’s needs and expectations. Budget monitoring is continuous at this stage to ensure that the project stays on target. The client is also provided with life-cycle costing and other operational information as required.
Construction & Procurement
Westbourne Projects works with the client to ensure that the procurement method selected is best suited to the client’s needs. Once the construction contract is negotiated and executed, we oversee your project as it moves into the construction phase. We liaise between designers, engineers, the construction team and the client to ensure the project stays on track during its entirety.
Project Wrap-up and Move-in
One of the most critical stages in the development cycle is when the construction is near completion. As the project wraps up the consultants and contractors may not be as attentive as necessary. Westbourne Projects works with the project team to ensure that the client’s expectations are met and that project completion and tenant or owner move-in occurs in a smooth and expedient manner.
